The Problem With 'Best Of' Lists
Search for "best condo management companies in Ontario" and you will find lists. Lots of them. They name the same companies — the large GTA-based firms with hundreds of buildings and thousands of units under management. FirstService Residential. Crossbridge. DEL. Wilson Blanchard.
These are real companies doing real work. But "biggest" is not the same as "best." And for most Ontario condo boards — especially those outside the GTA, or those managing mid-size residential buildings — the largest firms are not necessarily the right fit.
The best condo management company for your board is the one that will actually answer your calls, deliver your financials on time, and treat your building like it matters. That company might be a large national firm. Or it might be a smaller, specialized company that has built its entire operation around doing exactly that.
This article is about how to tell the difference.
What "Best" Actually Means for a Condo Board
When boards say they want the "best" management company, they usually mean one or more of the following:
Responsiveness. When a board member sends a question, they want an answer — not a voicemail, not an auto-reply, not a promise to "look into it." The best management companies track their response times and hold themselves accountable to a standard.
Financial accuracy and timeliness. Financial statements that arrive on time, every month, in a format the board can actually read and understand. Reserve fund planning that reflects the building's real needs, not just the minimum required by law.
Maintenance follow-through. When a maintenance request is submitted, it gets assigned, tracked, and completed. The board does not have to chase contractors or wonder what happened to the work order from three months ago.
Governance competence. The management company knows the Condominium Act, 1998, the Condominium Management Services Act, 2015, and the corporation's own declaration, by-laws, and rules. They help the board stay compliant — they do not create compliance problems.
Stability. The same manager, consistently. Not a revolving door of staff who do not know the building.
The Metrics That Matter
The best management companies can answer these questions with specific numbers. If a company cannot, that tells you something.
Client retention rate. How many clients does the company keep year over year? A high retention rate — 90% or above — means clients are satisfied. A low retention rate means they are not.
Response time for board inquiries. What percentage of board questions are answered within 24 hours? Within 12 hours? The best companies track this and can tell you.
Financial reporting timeliness. What percentage of financial statements are delivered on time? "We try to get them out by the 15th" is not the same as "100% of our clients receive financials on time, every month."
Emergency response. What is the actual process for after-hours emergencies? Who answers the phone? How quickly does someone arrive on site?
Portfolio size per manager. How many buildings does each manager carry? A manager with 20 buildings cannot give your board the same attention as a manager with 8.

- 98% client retention rate — the highest in the industry for a company of our size
- 86% of board inquiries answered in less than 12 hours — in writing, not by voicemail
- 100% of client financials delivered on time — every month, without exception

These are not aspirational targets. They are the actual operating standards that MVP Condos holds itself to — and that its clients have come to rely on.
What Makes MVP Condos Different
Founded by practitioners, not investors. MVP Condos was founded by Scott and Gay Hundey, who built the company from the ground up around a simple idea: that condo boards deserve a management partner who actually gives a damn. The company is not a division of a national real estate services firm. It is a focused, independent condominium management company.
CMRAO General Licence. The highest licence category issued by the Condominium Management Regulatory Authority of Ontario. Not a limited licence. Not a provisional arrangement. A full General Licence.
ACMO Corporate Member. The Association of Condominium Managers of Ontario sets the professional standard for the industry. ACMO Corporate Membership means the company has met those standards.
CCI and CAI membership. Active engagement with the Canadian Condominium Institute and the Community Associations Institute — the organizations that shape best practices in condo governance and management.
BBB Accredited. Better Business Bureau accreditation, with a clean complaint record.
MVP 73 Labs. The only Ontario condominium management company with an in-house AI and technology development arm. MVP 73 Labs builds tools that make management more responsive — including Sam, an AI team member available 24/7 on the MVP Condos website to answer board and owner questions.
